Below is what you get extra, for full service:
Once or before we list your home:
#1 - Do a market analysis (CMA), email it to you and then call you, or you call us, to go over in detail. Upon request
#2 - You may call us anytime during the listing, for us, to analysis the situation.
#3 - Go over a preliminary contract. Upon request
#4 - Do a preliminary closing cost estimator. Upon request
Once you get an offer:
#1 - We go over the offer with you in great detail, explaining everything.
#2 - We do a closing cost estimator, to see how much you will net after closing.
#3 - We discuss your counter offer. (Pros & cons, and different options)
#4 - Once we have a counter offer, we then call the buyer's agent and give your counter to them.
#5 - The agent calls us back, with their buyer's counter, then we call you (sometimes email is more efficient).
#6 - We go back and forth, until an agreement is reached.
#7 - Once an agreement is reached, we make sure all forms/contacts/addendums are completed to be turned into the Title Company.
#8 - Once the buyer does the inspection, we assist in negotiating repairs.
#9 - We are basically done at this point (except for answering questions). Everything is at the Title Company, waiting to close.
